Researching Your Home Renovation Project
Whether you are considering a bathroom renovation or a major custom kitchen renovation, you need to do your homework first. Look for examples of designs online, in local showrooms, at trade shows. Try to view other jobs by your contractor for ideas you may like to incorporate into your own project.
Do Some Price Comparison of Other Home Improvement Contractors
If you have no idea what projects of the sort you have in mind cost, then do everything you can to find out before you sign a contract. You can call other contractors to get quotes; ask friends who have had similar work done and been satisfied with it; or call your state’s home improvement commission. Contractor quotes will vary, and the differences usually have to do with time or materials. You will need to live with your project for a long time, so consider the importance of quality, but don’t overpay.
Can You Afford Your Kitchen or Bathroom Renovation?
Almost all home improvement projects produce some surprises along the way. When that happens, there will likely be a cost increase to you. If your contract calls for “builder basic” materials and along the way you change your mind and have to have that one-of-a-kind vessel sink, be prepared to pay for it. You will probably be happier in the long run, but it won’t take many of those changes to seriously inflate your budget. At a minimum, allow a 10-15% margin to cover cost overruns.
Get The Contract In Hand Before You Sign It
Reputable home improvement contractors put their plans in writing, and give you a chance to read, understand, ask questions, and negotiate revisions, before you sign. A well-prepared contract will include a description of the project; assurances that the contractor is responsible for all permits and inspections; a schedule with start and end dates; the contractor’s guarantee of quality workmanship, worker’s compensation, and liability; and the price and terms of payment upon which you have both verbally agreed.
